What must be sorted before a single brick is laid
Your plot documents must be clean — Khata certificate, encumbrance certificate, sale deed. Whether your plot falls under BBMP, BDA, or Panchayat jurisdiction changes the entire approval process.
Architectural and structural drawings are two different things — prepared by two different professionals. Any builder who gives you a quote without drawings is giving you a guess, not a price.
Plan sanction from BBMP takes 30 to 60 days — construction cannot legally begin without it. Starting before plan sanction is a legal violation. We have seen this stop projects midway.
Commencement Certificate is not optional — many builders skip it to save time. Without it your building is unauthorised. This creates serious problems when you apply for Occupancy Certificate or want to sell later.

What to ask before you sign with any builder
Do not sign with anyone — including us — until you have clear answers to all of these.
Do you have live CCTV on site I can access from my phone anytime and will I get WhatsApp updates with photos whenever work happens on site that day?
Is your entire team in-house — or do you subcontract?
Are payments linked to verified milestones — or do you need a large advance upfront?
Is the quotation given based on requirements — so costs are fixed, not estimates?
Are you willing to take calls at 9 or 10 at night if that is the only time my timezone allows?
A builder who hesitates on any of these is not the right partner. Move on.

How to Build Your Home in Bangalore While Living Abroad
