Rental vs Personal Use

A rental-income building with 2 independent units per floor has very different plumbing, electrical, and layout needs compared to a single-family home. The cost structure changes entirely.

Plot Size Variation

We build on plots from 20×30 to 40×60 — that’s up to 4× the built-up area. Structural requirements, slab loads, material quantities, and labour all scale differently per plot.

Floors & Configuration

A G+1 duplex is nothing like a G+3. Number of floors, staircase design, parapet, OHT size, and structural design change the entire cost picture — not just a multiplier.

Washroom Count & Type

Each additional washroom brings plumbing, waterproofing, tiles, fittings, and cinder backfill costs. A 10-bathroom building and a 3-bathroom home can’t share a single number.

Excavation, foundation, RCC structure, slabs, columns, beams, masonry, plastering

● Doors & Windows
Main door, bedroom, washroom, balcony & pooja doors; UPVC / wooden windows
● Plumbing
All internal pipes, fittings, waterproofing per washroom, kitchen connections
● Electrical
Full internal wiring, conduit, switchboards, DB box — calculated per floor
● Painting
Interior & exterior emulsion painting, calculated per chadra of built area

SITE ESSENTIALS

Outside the Building Footprint

Work done outside the built-up area but essential to make your property complete, functional, and compliant.

Full perimeter boundary wall, main gate, drain covers.

Vehicle or access ramp from road level to ground floor — slope & finish as needed

● Overhead Tank (OHT)

Water storage tank sized per your litre requirement; external mounting

● Rainwater Harvesting

External RWH pit and drainage channel as per BBMP/BDA requirement

FINAL ELEVATION 

Facade & Exterior Finish

The face of your home. Elevation work gives your building its identity — and is typically calculated as a percentage of the civil construction cost.

● Exterior Cladding & Texture

Stone cladding, textured plaster, tile bands, or exposed brick as per elevation design

● Architectural Features

Sunshades, jali panels, cornice details, column cladding, façade lighting provision

● Entrance Lobby Finish

Ground floor entrance treatment — flooring, wall finish, name board provision

📐 Elevation cost is typically ~1% of total civil construction cost.

For example, on a ₹60L civil cost, elevation is estimated at approx. ₹60,000. Actual cost depends on design complexity and materials chosen.
